An overflow of a bathtub at an unoccupied AirBnB property during the height of summer went undetected for an extended period, resulting in significant water ingress throughout the structure. Upon inspection, elevated moisture levels were identified within gyprock walls, timber framing, and the concrete slab. Mould growth was present behind skirting boards, and the vinyl plank flooring had begun to delaminate from the substrate due to prolonged moisture exposure.
Restofix was engaged to carry out structural drying and mould remediation works to return the property to its pre-loss condition.
Upon arrival, all unaffected contents were carefully relocated to the garage and protected for the duration of the works. Skirting boards were removed, and all affected sections of gyprock were safely demolished and disposed of. Mould remediation was then undertaken on the exposed timber framing in accordance with industry standards.
Following remediation, extensive drying equipment was installed to target both the timber framework and the concrete slab. Due to the delayed discovery of the loss, moisture had become deeply bound within the materials, requiring a controlled and methodical drying approach.
Achieving dry standard was critical, particularly as the vinyl plank flooring—sourced from Europe—had a high replacement cost and extended lead time. Using industry-leading moisture meters and precise measurement techniques, we were able to verify that all structural elements had returned to acceptable moisture levels.
The property was successfully restored to pre-loss condition and deemed ready for reinstatement works.
To control the indoor environment, air filtration devices were installed throughout all affected areas.
Negative pressure containment systems were then established in accordance with S520 mould remediation standards, ensuring contaminants were effectively isolated during the works.
All impacted materials were safely removed and remediated while allowing the facility to remain operational and accessible to the public.
Upon completion, an independent Indoor Environmental Professional conducted a Post-Remediation Verification (PRV), with the project successfully achieving clearance on the first assessment.
